Inventory

The Inventory is a detailed list of everything that is contained within the property. This could be things as big as the sofa or things as small as the door knob.

Check-Out

The Check-Out report is a report that details the condition of the property at the point the tenant is exiting the property. This report is compared against the Check-In report that was conducted at the beginning of the tenancy. The clerk who conducts the inspection will make a verdict as to whether the damages in the property are considered to be “fair wear and tear” or they are the responsibility of the tenant.  

Check-In

The Check-In report is a schedule of condition at the point in which the tenants move in. This report is combined with the Inventory to make sure a landlord can evidence the condition of the property when their tenants moved in.

Mid-Term Inspection

This check is as the name suggests as it is an inspection of the property during the tenancy. This check can be conducted at various points during the tenancy. The report will detail the condition of the property at the point of inspection but it will not be a comparison against previous inspection reports.
